NET LEASED INVESTMENT PROPERTIES
DEFINITION: A net leased investment property is one that is owned by an investor, then leased by a user for an extended period of time - usually 10 to 20 years or more. In most of these leases, the tenant is responsible for all maintenance of the property, all taxes and assessments, and all insurance = NNN. Sometimes the landlord may retain responsibility for the roof, bearing walls, and foundation = NN. Of course, there are endless variations on this theme, but these are the main categories.
